What We Do

Domestic Leak Detection

Trusted specialists in domestic leak detection use advanced technologies such as thermal imaging, tracer gas testing, acoustic listening, and moisture mapping to locate hidden leaks in bathrooms, kitchens, under floors, and behind walls with minimal disruption.

Central Heating Leak Detection

Specialist engineers carry out precise central heating leak detection to trace hidden faults within heating systems. Using technologies such as tracer gas testing, thermal imaging, and pressure testing, they pinpoint the source of pressure loss or water damage, helping to prevent further issues and keep your system running efficiently.

Commercial Leak Detection

Experienced engineers carry out commercial leak detection for offices, retail premises, and industrial sites using advanced technologies such as tracer gas testing, thermal imaging, and acoustic listening. Their specialist methods locate leaks quickly and accurately, minimising downtime and protecting your business from costly damage.

Mains Water Leak Detection

Specialist engineers provide accurate mains water leak detection to identify even the hardest-to-find leaks, including those hidden underground or outside your property. Using technologies such as mains pressure testing, ground microphones, and correlation equipment. They locate the exact source of the problem before further damage occurs.

Structural Drying

When water damage is present, professionally accredited drying technicians carry out professional structural drying and moisture remediation to prevent secondary damage such as mould or material deterioration. They also record the electricity used by drying equipment so these costs can be reclaimed from your insurer.

Free Insurance Claim Support

Our FCA-regulated claims team can manage your building insurance claim from start to finish – completely free of charge*, providing we’re authorised to arrange the approved repairs once your claim is settled. We handle all negotiations with your insurer, recover eligible costs such as trace and access, and coordinate approved restoration works – at no extra cost to you where cover applies.

* Subject to Terms of Business.

Proven Leak Detection Results: Detection to Restoration

See how specialist engineers accurately locate and expose hidden leaks with minimal disruption. These examples highlight the leak detection process in action, from identifying the source and marking the affected area to carefully exposing the leak for repair. The precise methods used help prevent unnecessary damage and speed up water damage restoration.

Why use us for your Leak Detection Service?

We combine regulatory protection with the hands-on experience of our insurance claims experts to make sure your claim is handled fairly, quickly, and without extra cost to you.

Highly Experienced Specialists

Experienced leak detection engineers bring years of hands-on expertise to every job. They understand how different building types and materials behave, allowing them to pinpoint hidden leaks quickly and accurately.

Non-Intrusive Leak Detection

Every investigation begins with non-intrusive techniques to find the source of the leak without unnecessary damage. By mapping moisture and testing carefully, engineers can mark the exact spot where the issue lies before any surfaces are disturbed.

Structural Drying Specialists

If water damage is present, professionally accredited drying technicians carry out professional structural drying and moisture remediation. This process removes hidden moisture that could lead to mould or long-term material deterioration. Detailed drying reports support insurance claims and confirm that your property has been restored safely and fully.

Latest Leak Detection Technology

Trusted engineers use advanced diagnostic equipment to locate leaks with precision. From imaging and moisture tracking to acoustic and gas-based tests. Each tool is selected for accuracy and minimal disruption.

Expert Intrusive Access

Once the leak has been located, intrusive access is often required to expose it for repair. This is usually the case when a leak is hidden beneath flooring or behind walls. Because engineers have already pinpointed the exact spot, only a small and controlled area needs to be opened. This keeps damage and disruption to a minimum and allows repairs to start quickly.

Free Insurance Claim Support

Our FCA-regulated team can manage your building insurance claim from start to finish - liaising with your insurer, recovering eligible costs such as trace and access, and arranging approved repairs. This service is completely free of charge, providing we’re authorised to arrange the approved repairs once your claim is settled.

Super Service

I am an overseas landlord. My tenant’s ceiling collapsed from a bath-mixer leak. APC ran the claim, arranged drying and full restoration, and managed it all while keeping me informed remotely. Couldn’t have done it without them.

Leak Found

Great company to know in a time of difficulty. When no one else could find the leak, they manage to find it in less than three hours.

Kavajer - 12 Sep 2025

Excellent

The sudden appearance of ceiling stains was stressful. Leak traces identified the leak and produced a detailed report so the leak could be exposed and repaired. Then their claims team at allpropertyclaims worked with my insurer to approve and cover drying and reinstatement. The whole thing cost me nothing, and my home was back to normal quickly.

Extremely happy with leak tracers! And only wish I had found them sooner. They helped me find an impossible leak. I had first contacted 2 plumbers who tried to find the leak but were not able to. Having wasted money on these plumbers I was advised by my insurer to get a specialist leak detection company.

Truth is, words cannot say just how brilliant a service that Tan and the super APC team provided from initial assessment to sterling completion. Indeed, Tan and the team assured supreme service, professionalism, guidance and support at every stage of my claim and that is exactly what they delivered

Following the failure of three different plumbers to locate a leak in my bathroom, I made contact with Moez who arranged for an expert to visit my property with specialist detection equipment. The source of the leak was quickly found and a temporary repair effected which required the bathroom floor to be partially

Leak found? Control Rapidly Rising Costs by Taking the Next Steps Now

Expose the cause with targeted, minimal opening-up
Stop the leak (isolate and arrange repair once exposed)
Dry the property correctly under a professionally accredited drying plan with monitoring
Compile insurer-ready evidence – photos, video and a clear report to help secure reinstatement funding

Rather than juggling specialists yourself, we do it for you: targeted access and evidence, professionally accredited drying, and FCA-regulated claims support - start to finish.

Access & Evidence

Targeted access is arranged only where diagnostics justify it, with finishes protected wherever possible. The attending engineer records time-stamped photos/video and readings, then provides a clear, insurer-ready report with next steps.

Dry & Certify

A professionally accredited drying plan brings moisture under control with ongoing mapping and monitoring. Left unchecked, damp can lead to mould and wider damage. When complete, we issue a drying certificate for your records and insurer.

Frequently Asked Questions

We know insurance claims can feel overwhelming, especially if it’s your first time dealing with one. That’s why we’ve put together this FAQ section - to answer common water leak detection questions, explain the process in plain English, and show how our expertise makes the journey smoother and less stressful for you.

Will I get my Leak Detection money refunded if I make an insurance claim?

Yes. If you instruct us to deal with your insurance claim and have the valid cover, then providing you have an insured peril we will seek to recover all the money you spent on tracing and accessing the leak.

What is an Insured Peril?

An insured peril is a specific, unpredictable event that is covered by an insurance policy. For example a leak from a pipe qualifies as an insured peril, however maintenance related issues such as a failed sealant or grouting around shower trays and baths would not qualify.

What are the benefits of using Leak Tracers Direct?

Finding a leak can cost a few hundred pounds but drying and restoring a property to pre-loss condition can cost thousands. Unlike other leak detection firms, we will not only get an independent specialist to  locate your leak, more importantly, we will deal with the resultant water damage by getting your insurer to pay for all the drying and restoration works without it costing you a penny.

How can you afford to offer your claims management and building repair service for free?

We do not charge our client for our service (nor the insurer) but instead are able to negotiate a margin on the settlement when we issue purchase orders to our contractors due to the large volume of insurance approved repair works we regularly pass to them.

What if I don’t want to use your claims management service?

You don’t have to use our claims management service. We will be happy to advise on what is required for you to recover your Leak Detection costs and explain how to deal with the claim yourself.

How does the leak detection engineer locate the leak non intrusively?

The leak detection engineers use a combination of technologies along with years of experience to locate the cause of water damage.  They do not use just one type of technology or equipment but a number of tests to verify and validate the outcome.

What if the leak is buried under my floor or behind a wall?

Leak detection technology will help pin point where the leak is but to get to the leak and stop it, you will have to undertake intrusive access. As property owner it is your duty to mitigate damage and your insurers will expect to see you have done so before they agree to a claim.

Will the leak detection engineer need to turn the water off during the leak detection?

In some instances the engineer may need to turn water off so it is important he has access to your stop cock.

Claim Back Eligible Leak Detection Costs

Did you know that if your insurance policy includes Trace & Access cover, you may be able to reclaim the cost of leak detection? Through our FCA-regulated firm, we can arrange for these costs to be recovered directly from your insurer – provided there’s an insured peril in place.

And it doesn’t stop there. When structural drying is required, the equipment used can consume a lot of electricity. Professionally accredited drying technicians record this usage so these costs can be reclaimed under your insurance policy where cover applies.
